Reroofing and repairs done bay by bay, while your production keeps running

Most leaking roofs over a running plant get patched again, or the line stops for a month while the roof is stripped. We work one bay at a time with the plant running. The audit findings decide, bay by bay, whether to repair, reroof or reinforce, and the work is done in sections with production carrying on underneath.

The new sheets, purlins and flashings come from our own plant, cut to the lengths on the survey, and the crew fixing them is our own.

Repair, reroof or reinforce

These are three different jobs at three different prices, and the audit tells you which one you need where.

Repair is fastener replacement, resealing laps and penetrations, new flashings and ridge caps, gutter relining, replacing a few sheets and skylights. It suits a roof whose sheet is sound and whose problems are at the joints, which is most roofs under 12 years old.

Reroof is a new sheet over the whole roof or a whole slope, either over the old sheet or in its place. It suits a roof where the coating has gone and the sheet is rusting from the top, so every repair is chasing the next hole.

Reinforce is work on the structure under the sheet: new or sistered purlins, sag rods, bracing, or extra members before a solar array goes on. It is the job people forget, and it is the one that stops a sheet job being wasted on a frame that cannot carry it.

Most reroofing jobs we quote are a mix: reinforce two bays, reroof the north slope, repair the rest, and we price them as separate lines so you can do them in the order your budget allows.

Working without stopping production

We work one bay at a time. The bay is fenced on the floor, the machines under it are covered, and the old sheet comes off and the new sheet goes on. We plan the work so that a bay opened in the morning is closed the same day, and we say in advance when a bay will stay open overnight. Hours are agreed with your plant head, including nights and Sundays where a line cannot stop.

Sheet over sheet, or strip and replace

Laying new sheet over the old is quicker, keeps the building closed throughout, and leaves the old sheet as a second skin. It only works if the purlins can carry the extra weight, the old sheet is not rusting from underneath, and the roof falls and penetrations can be carried through. We check all three in the audit before offering it.

Stripping and replacing costs more and opens the building bay by bay, but it lets us see and treat the purlins, replace rotten insulation, and reset the gutter falls. Where the old roof is over 20 years old or has been patched with mixed materials, we usually recommend strip and replace.

What happens to the old sheets

Stripped sheet, purlins and gutters are usually left with you to sell as scrap. If you prefer, we can credit the scrap value on the final invoice instead. Asbestos cement sheet is different: it has to be handled and disposed of under the rules for hazardous waste. We prefer that your own contractor removes it, and we can arrange the removal where needed.

Fire-damaged sheds

After a fire the roof sheet is often the least of it: purlins have lost their temper, rafters have sagged and the frame needs an engineer's verdict before anyone goes up. In June 2026 we took on the dismantling of a fire-damaged shed directly for Elin Electronics in Ghaziabad, taking the structure down in a controlled sequence so the salvageable steel could be assessed. If your building has had a fire, call before the insurer's surveyor leaves, because the dismantling and the rebuild are cheaper planned together.

Safety on a reroofing job

Reroofing is riskier than new work, since the crew is on an old roof with fragile skylights and rusted fixings. Every fitter works clipped to a lifeline, old skylights are covered or netted before anyone walks near them, and the floor below the working bay is fenced. Installation is inside the scope of the ISO 45001:2018 certificate held by MNF Projects LLP, which is on our certifications page. We do not send a crew onto a roof without a supervisor.

We do not work to a single wind-speed number. The call depends on the wind speed and the gusts, the height and shape of the roof, the length of the sheet, the material being handled and the site itself. Long roofing sheets and lightweight materials are put down at lower wind speeds, because they catch the wind like a sail. Work also stops in rain or lightning, on a slippery roof, or whenever the site supervisor judges it unsafe. Safety comes before the programme.

What we will not do

We will not lay new sheet over a roof we have not audited. Sheet over sheet on rotten purlins looks fine for a season and then fails all at once, and we are the ones who would be back to fix it. The audit is priced separately.

Questions we get asked

How long does reroofing a factory take?

Working one bay at a time with the plant running, a crew covers roughly 300 to 500 sq m a day of strip and replace, so a 10,000 sq m roof is four to six weeks. Sheet over sheet is faster. The quote carries the programme by bay.

Can you match the profile of my existing sheet?

Usually. Our 2 Rib and 3 Rib profiles cover most trapezoidal roofs built in the last twenty years, and where a slope is being reroofed in full the profile only has to match at the ridge and the gutter. For a partial repair on an unusual profile we can roll to a sample on job work terms, or use a transition flashing.

Will the new roof leak at the joins with the old?

The join is the weak point of any partial reroof, so we design it rather than leave it to the fitter. New sheet laps over old on the downhill side, a transition flashing carries water across the step, and the old sheet is checked for a full purlin bearing at the lap. If the old sheet at the join is too far gone to seal, we tell you and extend the new sheet by a bay.

Do you reroof asbestos cement roofs?

Yes. We prefer that your own contractor removes the old sheet under the hazardous waste rules, and we can arrange the removal where needed. The new metal roof is fixed to new or checked purlins. We do not lay metal sheet over asbestos cement, since the purlin spacing is wrong for it and the old sheet stays a hazard for the next owner.

What warranty do I get?

The new sheet carries the coil mill's coating warranty, which we pass on with the mill test certificate. Our workmanship on reroofing is warranted for at least one monsoon season, in writing, and the quote states what the warranty covers. We do not give verbal warranties, and nothing on this page is one.
